Perhaps 90% of all real estate financing [that sends most of its deals through to Freddie Mac,
Fannie Mae and Ginny Mae] includes institutional financing. The other 10% includes
seller financing--be it residential or commercial financing.
In this book, one learns about the hows of real estate finance, why seller carry back financing exists,
and the difference between GOOD and BAD [aka delinquent] PAPER.
The author suggests that one become "skilled" with good paper before one tries to deal in bad paper.
